Unfortunately we don’t take bookings from groups of under 25s or hen and stag parties. We are not a party house. This is our home in a wonderfully peaceful residential area and, along with our lovely neighbours, we wish to keep it that way. We ask that guests avoid making noise outside after 9pm. No fireworks. Thank you for your understanding.

Terms and Conditions
We ask for an additional £150 as a security deposit, payable at the time of booking. Your booking is not secured until the deposit has been received, and the deposit is non-refundable should you later cancel your reservation within the 8 weeks before your visit. It also doubles as a damage deposit and will be refunded after your stay, provided the accommodation and equipment are in a clean and undamaged condition on departure. Payment in full is due no later than 8 weeks prior to your arrival, or at point of booking if your arrival date is less than 8 weeks away. If the full payment is not received 8 weeks prior to arrival, we reserve the right to cancel the booking and treat the house as being available for letting to someone else. We can be flexible with start dates, depending on our other bookings. Check in between 4pm and 9pm, check out by 10am.
If you wish to cancel your booking, please get in touch with us as soon as possible so we can try to re-let the dates. Should you need to cancel, the charges will be as follows :
- Full refund, excluding the booking deposit, if 4 weeks or more before your arrival date.
- 50% refund of all monies paid if less than 4 weeks before your arrival.
- Full refund if we manage to re-let your dates.
We do recommend that you take out travel insurance to protect you from unforeseen losses.
The house is great for families, young children are very welcome, but we recommend parents check the property on arrival for any items they may consider not to be child-friendly.
For liability reasons, registered guests only unless by prior agreement. Our licence conditions restrict us to 5 guests, please don’t exceed this as it may cost us our licence.
We will not be held responsible for the loss or damage to personal property of guests occupying the accommodation. All property, vehicles, their contents and personal effects are on the premises entirely at your own risk.
Please be aware we have had to install a Ring doorbell, in order to comply with our licence conditions regarding noise and occupancy. Rest assured the device does not record video or conversation. Please do not engage in any activity that would be seen as anti-social or cause disruption to others. We reserve the right to terminate a rental if there is excessive noise or disturbance. Thank you.
